Owner Requirements & Additional Fees
- Professional Cleaning & Turnover: Owners must ensure the property is professionally cleaned and invoiced, then turned over to the Property Manager by a Rental Property Partners–approved vendor. This cleaning standard will serve as the move-out requirement for tenants, who must also have the home professionally cleaned upon move-out by an approved vendor.
- $99 Home Inspection: After cleaning, a $99 home inspection is conducted using Z-Inspector—a powerful property inspection tool that documents the condition of your rental property before each tenant moves in. It provides detailed reports, high-quality photos, and time-stamped videos to establish a clear record of the property’s condition. This process protects owners from disputes, streamlines maintenance tracking, and ensures compliance with lease agreements.
- Smart Move-In App: Realty One Group will supply tenants with a smart move-in app that seamlessly syncs with Z-Inspector, ensuring comprehensive documentation of the property’s condition at move-in—all at no additional cost to the owner.

First Month's Owner Fee Breakdown:
- 50% of the fee is allocated for marketing, advertising, property preparation, and client generation for our leasing agent.
- 25% of the fee is paid to an external brokerage that sources renters outside of our primary network.

Additional Fees:
- $300 for the Owner's Repair Fund (a one-time allocation, to be replenished if utilized).
- $75 for the Rekey Fee for changing the lock with each tenant move-in.
